The investment must not only be secured against the real estate, there must also be at least 30% equity in the property above your investment.

For example, if we have a property valued at $50,000 your maximum investment would be 70% or 35,000 (sometimes considerably less).

  • Your interest is secured with a note and mortgage, and we place a deed to you in escrow.
  • Or by placing ownership of the subject property in a Trust Account. Assigning 95% of the beneficial interest of that Trust to you the Private Money Lender, your IRA, or company name, and 5% to me Allen Watkins. We enter into a contractual agreement that details the terms we agree upon for the borrowed money. This agreement includes a statement of automatic assignment of my beneficial interest to you in the event of a default, and to me when the money is ready to be paid as agreed. Very secure for both of us. I am open minded if you have another preference for structuring the security.
  • Your partnership investment would bring you a rate of return of 10 to 12 % per annum,
  • You tell us  how much money you have available, and we’ll contact you when we have a deal for you.
    You’ll decide at that time whether or not to move forward.
  • Your money could be invested minimally for a day, (on a quick wholesale transaction- you get a minimum of 3 months interest) and on the average, 3 to 6 months.
  • Or if you prefer to have your investment continuous then an escrow could be set up between property acquisitions.

It works like this:

  • You can make small pledges of a minimum of $5,000
    Small pledges are usually used on What we call "Pretty Houses" Move in condition where we are taking over the payments of the seller's first mortgage, and maybe giving them a little for their equity, and or for minor cosmetic repairs.
  • Larger pledges are used solely on a property. Could be as little as 25 to 30K or over 100K. Just depends on the value of the real estate investment opportunity that is presented.

You make your pledge verbally or by filling out our no obligation pledge form for the amount of money you have available to invest. When an investment opportunity arises, then you are contacted with the particulars on the specific deal. You then say yes or no. It is as simple and easy as that!
