It is the legal means by which a lender using Real Estate as Collateral may, upon delinquency or non-payment take away, or have ownership of the Real Estate transferred to himself, and away from the borrower. When a lender's is unable to collect enough money from
the sale of the property to pay the debt owed them, then they may go after
the borrower for the balance with a deficiency judgment. Now, I know you are probably overwhelmed with information.
