    It seems that foreclosures have always been and always will be around. It is a part of human nature. As long as there are people experiencing up's and downs in their lives, there will be people not paying their mortgage, and facing foreclosure.

    What exactly is a foreclosure?

It is the legal means by which a lender using Real Estate as Collateral may, upon delinquency or non-payment take away, or have ownership of the Real Estate transferred to himself, and away from the borrower. 

This, of course, then gives the lender the right to sell the Real Estate and keep the proceeds - all the proceeds, even when there is substantial value above and beyond the debt. 

When a lender's is unable to collect enough money from the sale of the property to pay the debt owed them, then they may go after the borrower for the balance with a deficiency judgment.

My name is Allen Watkins.  When I originally began investing in Real Estate, it was after attending real estate school to get my license as a Realtor.  I thought I would learn how to make money, not so, just the Fair Housing Laws, rules, terminology, etc. I just want you to know that I took the classes and passed the tests, and I have acquired as much knowledge as possible.  My involvement with you at this point is to help you become more informed about your situation. My background includes 5 years in the U.S. Navy as a Corpsman, then working as a Paramedic.
