Some Deals we've done:

I got a call from a guy over a year ago. An investor with 5 properties to sale. Wants out of the business to pursue a motorcycle repair shop in Florida. Made him one of my no money down offers. Wasn’t interested. I kept the door open, and wished him well. Got a call from him a few months ago. Still interested in selling.

He has since deeded over to me "No money down" a 2 unit in Merrillville:

• owes $112,000 Appraisal June 2004 $145,000 PITI $1,100, income $1,600
• I’ve spent $3,200 on the 2 unit in repairs collected 1,800 on the 1^st floor Advertising the 2^nd floor currently.
• I’ve sold on 2 year contract for $160,000, retaining all rights to 2^nd floor rental until I’m paid off. That will be about $48,000 profit! Plus the $500 a month cash flow! Who cares if he never pays me off with that kind of cash flow!

A duplex in Highland:

• owes $150,000 I’ve sold on 2 year contract to the occupants each unit, one for $120,000 the other for $115,000.
• PITI is $1,405, Income $1,630. $225 + cash flow
• I’ve agreed to put on a new roof, re-glaze and repair the windows, and give each a credit of $5,000 at closing. That is about $60,000 in profit!

If not familiar these are both good areas!

• House in Merrillville was sold with a short sale by another Realtor, I earn a $2,160 commission
• House in Hammond my short sale offer for $44,000 cash was accepted. I'm currently collecting $700 a month rent.
• House in Hammond (Hessville area) closed with me getting a 90% loan, and seller to paying me a 6 % commission, plus a $9,300 credit at closing for updating. The current occupant wants to buy from me in a year.

My Student / Partner Casey Phelan and I just did a deal with a lady whose Mother died leaving her a 3 bedroom house. We took over payments of $297 P.I.T.I. on a $16,000 balance. Needed a roof and some cosmetics inside. $3,600.  Back taxes of $3,800 (apparently not paid in years). Total into it $23,400. We got it appraised for $60,000. refinanced and pulled out a $48,000 first. Minus 2 mortgage payments, closing cost, that is a $23,500 tax deferred profit. We have leased optioned to cash completely out in one year for $60,000. will get another $12,000 minus closing cost, profit. We cash flow at $200 a month in the mean time.
