The investment must not only be secured against the real estate, there must also be at least 30% equity in the property above your investment.

For example, if we have a property valued at $50,000 your maximum investment would be 70% or 35,000 (sometimes considerably less) to cover the acquisition and repairs. Our largest passive investor investment to date is on an apartment complex for $600,000.

Your money can be secured a number of ways:

  1. Mortgage and Note

  2. Secured by a Collateral Assignment of beneficial interest on the land trust that the property would be placed in. 

  3. Better yet if it makes you more comfortable we will give you 95% beneficial interest in that land trust.
    No one offers better security than that!

  • Your partnership investment would bring you a rate of return per annum, that makes you feel good 
    about your profit.
    You tell us what rate of return you would need to feel good about this investment, how much money 
    you have available, and we’ll contact you when we have a deal for you.  You’ll decide at that time whether or not to move forward.
  • Your money could be invested minimally for a day, (on a quick wholesale transaction) and on the average, 3 to 6 months.
  • Or if you prefer to have your investment continuous then an escrow could be set up between property acquisitions.

    which may be grouped with others.
  • Larger pledges are generally used solely on a property, these are preferred.
  • Your money being grouped or used solely, is up to you.

You make your pledge verbally or via e-mail initially for the amount of money you have available to invest. There is no obligation! When an investment opportunity arises, we email, fax, or call you the particulars on the specific deal. You then decide if your in position to respond and if so what terms (rate of return) would be acceptable to you. What could be easier?
