In addition to teaching you how to acquire your own leads, I will provide you with the leads I obtain from the entry level Lead Generation Apprentice program.

I will perform conference calls to your FSBO’s, and people in foreclosure leads. I screen them for their motivation, and if they may be open minded to creative financing, and if appropriate, I structure a possible deal based on their circumstances right then and there, subject to verification of the facts of course.

I will make the calls, and you will listen as I call your leads, screen the sellers for their motivation, and attempt to structure a deal for our mutual benefit.

I make a serious commitment of my time and energies to give you the opportunity to step up to the plate and swing the bat, in the real estate investment game. In 1983 I was married with a baby, working as a paramedic, renting a one-bedroom apartment, and I was struggling. I refinanced my used car to attend my first real estate seminar for $500. Could I afford it? No I couldn’t, and yet I knew I could not afford to not make that investment. I quit my job, my wife was not supportive, we divorced, and I lived off credit cards. Made deals through trial and error, until I made it in the business. If only I had access to the program that I offer, when I started. It would have been a lot faster and easier!

Now I’m not saying you have to go to such extremes. I just want you to know I understand tough financial circumstances, and decisions. I’ve been there!

The mentoring will be for the purpose of providing private consultation via e-mail, and telephone.

It is hereby agreed, Mentor Allen Watkins will provide:

  • Private consultation for a minimum 12 months. Mentor may cancel at this point or per his discretion may continue as outlined below.
  • One on one guidance and direction, with goal setting, accountability, encouragement, motivation, and thoughts of wisdom through mentor insights.
  • Specific instructions as it relates to real estate investments in dealing with foreclosure properties and real estate in general. 
    More specifically; research, locating investors, financial partners, and properties, approaching owners and bankers, buying their REO's, Preparing for and bidding at auctions, analysis of the numbers to determine if your deal is a good deal, dealing with contractors, tenants, Realtors, and marketing.

  • Accountability.
  • Return e-mails, and phone calls (cell number will be provided).

  • Provide any other information and instruction as requested on any aspect of the real estate investing business.
  • Provide a source for financing deals when the right criteria are met.
  • Provide you access to the office for desk and phone use, conference room, and administrative services on a nominal fee schedule.
  • I will use my track record, and credibility to seal the deal with the seller. By providing my financial information, tax returns, bank statements, schedule of real estate owned, credit report, and references.
  • Place and pay for the newspaper Ad to find our tenant buyer
  • Provide all the paperwork
  • Assume all the financial responsibility,
  • Guide and direct you on what to do as needed
  • I will call your FSBO’s, and people in foreclosure phone numbers that I instruct you to collect, help you put the deal together, and let you have it for 100% of the profits. If that is what you want, and, as long as you are also willing to assume the financial responsibility and risk, for that 100% profit. If not, I will assume the financial responsibility, and risk, and share with you 50% of the profits.
  • Provide you the entire step by step course materials as described above as you prepare yourself to advance to each level.

Apprentice Student Partner Will:

  • Earnestly follow the instructions as provided by Allen Watkins.  
  • Commit ___ hours per week toward achieving the established goals.
  • Write out his/her wealth plan, and provide a copy to Allen.
  • As part of his/her goals, even before student collects his/her 1st check, he/she will have planned out, how to reward himself/herself and family if applicable, and use a portion of that money to fulfill that reward.
  • Keep an accountability journal of all his/her activities, and to be updated to Allen weekly via e-mail.
  • Accept responsibility for his/her actions, that if success is to be his/hers, he/she needs to make it happen.
  • Understand that with every no or lost bid or rejected offer he/she is getting closer to a successful bid, or yes offer accepted.  
  • Write Allen a testimonial letter once the first deal is finished, describing the deal, along with;
    * a copy of your check, * a picture of yourself with your family if you have one, and don't mind providing a photo of them, with you holding your check or cash, * a picture of the property 

By signing this agreement you give permission for Allen to use your testimonial in any manner he chooses to help others. As I develop and learn of new techniques to enhance my real estate business I share this information with my students. For example, the Private Trust Course above is a recent addition.

Part of my incentive to create an army of Apprentice students making deals, is that some of you will bring deals to me.
